Design Opportunities

The principal opportunity is to provide much needed, high quality homes above new shops on the high street within the primary shopping area of the Ealing Metropolitan Shopping Centre.

The proposed development would respect the emerging character of the area, contribute to the regeneration of the area and will be of an appropriate scale for this town centre location.

It’s worth noting that A2Dominion is the developer and long term landlord responsible for the award winning Green Man Lane scheme located immediately at the rear of this scheme, on Singapore Road.

The proposal will re-provide modern shops on the ground floor and a mezzanine floor and will deliver a wide range of homes of different sizes: studios, 1, 2 and 3 bedroom family homes.

The potential impact of the scheme on existing and future neighbours has been carefully assessed. In particular, the potential impact on daylight and sunlight has been found to be acceptable.

  • Ensure new retail opportunities are at street level
  • Ensure that retail spaces are easy to access, service and use
  • Ensure rtail and residential entrances can exist together and maintain privacy

02 Daylight

  • Ensure good levels of daylight and sunlight for proposed properties and existing ones
  • Ensure impact on neighbouring properties is minimised
  • Maximise number of south facing apartments

  • Minimise interrupted views from existing buildings
  • Minimise instances of overlooking
  • Maximise dual aspect apartments

04 Courtyards & Gardens

  • Large central landscaped 'heart' to the centre of the site
  • Private terraces and balconies to each apartment
  • Multiple communal amenity roof gardens
  • Reflect the design of the neighbouring courtyard
